Dry carpet cleaning when the traffic lanes have gone grey
You see grey paths. Hall, doorway, sofa to kitchen. That is rarely a stain. It is dry mineral grit and decomposed granite dust ground into the pile. The particles are angular. They abrade fibre and scatter light, so the lane reads dull even after it is clean. Grit has to come out dry, before anything else happens.
The work starts with slow vacuum passes in two directions. Then a low-moisture step: an encapsulating polymer or an absorbent compound, worked in with a counter-rotating brush. It dwells, binds the oily soil, and dries. The residue is vacuumed out. Little water enters the backing.
This suits some floors better than others. Glue-down commercial loop in offices and apartment corridors. Berber and low-pile loop in 1980s–2000s condos. Wool and wool-blend rugs over hardwood in Craftsman and Revival homes, where dye-bleed risk makes low moisture or off-site washing the safer call.
Be aware of the limits. Oily soot filtration lines at baseboards need separate solvent work and may not fully clear. Pet urine in slab-on-grade homes soaks the concrete; surface cleaning will not stop the odour, and subfloor treatment is the honest answer.
Drying takes hours here most of the year. Winter storm weeks and still apartment interiors get air movers. Estimates are free, and you get a firm quote first.
